Value-add multifamily is long-cycle and illiquid by design. From 2020 on, the strategy operated through a global pandemic, wars, supply-chain disruption, the fastest interest-rate hiking cycle in four decades, sustained inflation, and cap rate expansion across commercial real estate. The company’s response was an operator’s response: hold the assets, manage them, decline to force sales into a dislocated market, and keep communicating.
