The Eaton-based contracting company explains how project sequencing, permit timelines, and contractor availability in the Fort Collins area affect whether a summer renovation finishes on schedule.

FORT COLLINS, CO, April 21, 2026 /24-7PressRelease/ -- Summer is peak season for home remodeling in Northern Colorado. For homeowners planning kitchen updates, bathroom renovations, basement finishes, or additions, that demand has a direct effect on how smoothly a project runs — and how early the planning process needs to start.

Steven Brown, owner and CEO of NoCo Contracting, has been working through residential projects across the Fort Collins area since 2009. Fifteen years of navigating the region's remodeling season has given him a clear picture of where projects run into trouble.

"The homeowners who have the best experiences are the ones who start the conversation early," said Brown. "Permitting in Larimer and Weld counties takes time. Material lead times are real. By the time most people are ready to move in June, the contractors who do quality work are already booked through August."

Permit timelines are the variable most homeowners underestimate. Structural additions, basement egress work, and any project touching electrical or plumbing requires permit approval before work can begin. In Northern Colorado's growing municipalities, review queues have lengthened as construction volume has increased. A project that could have started in June with a March permit application may not break ground until late July if the process starts in May.

Project sequencing is the other factor that separates smooth remodels from drawn-out ones. Kitchen and bathroom renovations involve multiple trades — demo, framing, electrical, plumbing, drywall, tile, and finish work — that have to be scheduled in a specific order. Gaps between trades, particularly when subcontractors are in high demand during summer, are where timelines slip.

Basement finishing is among the most popular summer projects in Northern Colorado, partly because the work happens below grade where summer heat is less of a factor for crews, and partly because finished basements add usable square footage that families feel most in warmer months when the household is home more.
