Latest Green Card Fund EB-5 Project Breaks Ground

Green Card Fund is providing EB-5 investment funds for a new Home2 Suites by Hilton in Ashland, Ohio. The project broke ground on Wednesday.

-- Green Card Fund, a leading EB-5 regional center operator, is pleased to announce that its latest EB-5 project broke ground on Wednesday. The project, which qualifies as a rural set-aside category for EB-5 purposes, is a Home2 Suites by Hilton located in Ashland, Ohio.

Green Card Fund will provide EB-5 investment funds for the project, which is scheduled to be completed in March of 2027. The occasion was marked with a groundbreaking ceremony featuring Ashland Mayor Matt Miller, local council members, and other area dignitaries.

Project sponsor and operator Witness Investment will oversee the development and operations of the project. Witness is an experienced hospitality group based out of Chicago that specializes in Hilton, Marriott, IHG and Hyatt assets in the Midwest. The group has more than 40 assets, totaling more than 4,000 rooms in its portfolio.

“The town of Ashland is really behind the project, which can really impact the success of the project,” GCF Co-Founder and Principal Girish Patel said. “Take that support from the community and add in project sponsor like Witness and it makes for a winning combination. Their track record with hotels like this one is exceptional.”

Ashland, Ohio, is a town of less than 20,000, but is home to Ashland University and is situated between the major markets of Columbus and Cleveland. Its proximity to Interstate 71 as well as US Highway 20 and State Highway 42.

Home2 Suites by Hilton is an all-suite extended-stay hotel featuring contemporary design and customizable guest rooms. Launched in January of 2009, Home2 Suites was the first new brand introduced by Hilton Worldwide in 20 years. The brand experienced early success and has grown rapidly. As of October 2025, there are 753 Home2 Suites in the United States.

“Rural projects are very popular at the moment in EB-5, but you cannot lower your underwriting standards just to have a rural project on the market,” GCF Co-Founder and CEO Kyle Walker said. “This project has no such issues.
