The seller, an owner-occupier, sought to convert real estate equity into working capital without relocating operations. Under the structure, the seller received proceeds at closing and retained occupancy under a short-term lease. The buyer, a private investor, acquired in-place income with several forward options: re-leasing at market upon expiration, repositioning the site toward outdoor-storage users, or converting to owner-user occupancy.
The property sits in the Forney–Terrell corridor east of Dallas, with access to Interstate 20 and U.S. Highway 80. Its combination of manufacturing space and fenced outdoor yard draws interest from logistics operators, contractors, and equipment-intensive tenants across the Dallas–Fort Worth metroplex.

Industrial outdoor storage, or IOS, has become one of the more constrained segments of the industrial market in Dallas–Fort Worth. Limited zoned supply, municipal restrictions on outdoor storage entitlements, and rising land costs have kept yard-inclusive sites in short supply even as demand from logistics and equipment-driven users has held steady.
As core Dallas industrial submarkets tighten and pricing climbs, investors and owner-users have increasingly underwritten East Dallas, Forney, and Terrell for lower cost basis, population growth, and improving infrastructure.
