Historic Purse Building Draws Renewed Investor Interest as Downtown Dallas Growth Accelerate

-- More than three million visitors came through Dallas this summer for the FIFA World Cup, filling downtown streets, hotels and restaurants and putting the city in front of an international audience in a way few events ever have. As that attention continues, Wildcat Management President Tanya Ragan says it's accelerating investor interest in one of downtown Dallas' most storied buildings: the historic Purse Building at 601 Elm Street.

"Downtown Dallas had a global audience this summer, and a lot of that energy is still here," Ragan said. "Investors and out-of-state buyers who saw Dallas for the first time are asking real questions about what's available downtown. The Purse Building is one of the strongest answers to that question."

Built in 1905 and listed on the National Register of Historic Places, the six-story Purse Building sits near Dealey Plaza, the West End Historic District, Dallas College El Centro and the Kay Bailey Hutchison Convention Center expansion, three of the corridors seeing the heaviest downtown Dallas investment right now.

The property is being marketed for multiple uses, including multifamily, hospitality, mixed-use and corporate relocation. Its zoning, layout and position along major transportation and pedestrian corridors support all four paths forward.

"This building works for more than one kind of buyer," Ragan said. "Multifamily is the leading conversation right now, but the zoning, the access and the layout also make it a strong fit for hospitality, mixed-use or a company looking to relocate into downtown Dallas. That flexibility is exactly what makes it valuable in a market moving this fast."

The Purse Building also qualifies for federal and state historic tax credit programs, giving buyers an added financial incentive for adaptive reuse.

Ragan, who has invested in downtown Dallas for nearly two decades, said the building reflects where the city is headed.

"Dallas just had the world's attention," Ragan said. "The next step is turning that into activity: filling downtown buildings, bringing in new residents and businesses, and giving people more reasons to be here. That's what this building is positioned to do."
